North Valencia Apartments
AOF/GS acquired a vacant apartment complex in 2006 using funds provided through a loan from the City of Alhambra. In 2007, using funds provided through a renovation loan from the City of Alhambra, AOF/GS began a $1,100,000 renovation of the
complex. The renovation included the addition of a community center which was designed by AOF/GS’s president, Ray Nayar. The renovation was completed in April 2008.

Laurel Woods Apartments
AOF/GS is the managing general partner of Laurel Woods Affordable Housing, LP, (“Laurel”). Laurel has a lease agreement with the City of Fontana (“City”) whereby Laurel leases the Laurel Woods Apartments from the City for a period of fifteen years. Laurel subleases the 68 apartment units to individuals or families that qualify as Very Low Income Tenants, as defined in the agreement. AOF/GS directed a $2,600,000 renovation of the property, including the construction of a state of the art community center which was completed in March 2008. The apartment complex is managed by a professional management company.
